January – February
Winters are deadly for asphalt, even in areas without snowfall. The falling temperatures make it difficult to perform most paving jobs. And cold mix applications aren’t that durable. Moreover, winter rains can create all sorts of drainage problems on your lot, especially if you have potholes, clogged drains, or an uneven slope.
Preventative maintenance in the fall is the best option to protect your asphalt pavement from winter damage. This includes clearing fall debris, unclogging/fixing drains, and patching potholes.
That said, there are ways to protect your asphalt from ongoing damage in winters:
- Install clear signage to control traffic flow in your lot.
- Keep safety in mind when installing holiday decorations.
Measures like these will keep your pavement intact till spring.
March – April
As the spring flowers bloom, asphalt contractors and property managers should get busy repairing any damage caused by winter. Cracks and potholes are the obvious targets, and you should also sweep the parking lot to ensure your drainage system is free from debris.
Spring is also the best time for a professional pavement inspection. You may also consider sealcoating your parking lot during spring if you haven’t already done so in the past couple of years.
June – August
June-August is the best time to handle bigger paving and repair projects. The warmer climate allows faster drying times, which is necessary for the asphalt to develop strength and cure in the initial months.
You can also sealcoat your lot to prevent natural oxidation and extend your pavement’s lifespan. Once sealed, you can also restripe your lot. Repainting your lines is necessary for ADA compliance.
So if you notice fading lines, or if you have performed asphalt resurfacing, restripe your parking lot in the summer months.
September – December
Finally, we come to the fall season, where the main task is to winterize your asphalt parking lot. We recommend another professional inspection during these months so you can uncover and rectify any damage that can worsen in the colder months.
